Flat refurbishments that can make a big difference, according to experts

19/8/2024

Collaborative Post | Ever looked around your flat and thought, "This place needs a serious makeover"? You're not alone.

With the housing market in a pickle - sky-high prices, interest rates that make you wince, and fewer homes than a game of musical chairs - many of us are eyeing our current digs with newfound interest.

But here's the kicker: experts say that staying put and sprucing up your space might be your most brilliant move.

Let's dive into why renovation is happening in the sun and which projects can transform your flat from "meh" to "marvellous."

Why renovate?  It's not just about fresh paint

You might think renovation is all about keeping up with the Joneses, but it's so much more. It's about creating a space that truly reflects who you are and how you live.

Sarah Thompson, lead designer at London Refurbishment Company, puts it this way:

"Flat refurbishment London isn't just about updating old fixtures or slapping on a fresh coat of paint. It's about reimagining your living space to align with your lifestyle. We're seeing clients transform cramped, outdated flats into open, multifunctional havens that cater to both work and relaxation."

It's not just about making your space Instagram-worthy (though that's a nice bonus). It's about crafting a home that fits you like a glove.

And let's face it, with the cost of buying a new place these days, many folks are realising their starter home might just become their forever home.

James Parker, project manager at London Renovation Company, adds another perspective:

"Flat renovation is an investment in your quality of life. We're noticing a trend towards smart, sustainable upgrades that not only enhance comfort but also boost energy efficiency. It's about creating a space that works for you now and in the future, whether that means accommodating a growing family or preparing for retirement."

But before you start swinging that sledgehammer, let's talk strategy. Renovating your flat can be a game-changer, but it requires careful planning and expert guidance to truly make the most of your space and budget.

Planning your reno: it's not a game of darts

Thinking about renovating? Great! But don't just close your eyes and point. Here's what the pros suggest:

Get the pros involved early. The London Refurbishment Company team advises, "Get a designer or designer and a contractor team involved very early on." They're not just there to pick pretty colours - they can help you avoid costly mistakes.

Be upfront about your budget. It might feel awkward, but sharing your budget helps your team steer you in the right direction. No use dreaming of marble countertops if your budget says laminate.

Think long-term. Matthew O'Grady from Thomas Matthew Kitchens & Furniture emphasises the importance of thorough planning. "This helps anticipate any issues and deal with them early on," he says. It's not just about what looks good now, but what'll work for you in the long run.

Now, let's get to the good stuff. What renovations really pack a punch?

Six renovation projects that'll make your fall in love with your flat again

Bathroom Bliss

Your bathroom might be small, but it can make a big impact. Jarrett Oakley from TOTO suggests simple upgrades like replacing your vanity for a fresh look and more storage. And if you've got the space? Naomi Neilson from Native Trails says, "Ditching an older built-in bathtub for a beautiful, sculptural freestanding tub makes a huge visual impact."

Kitchen Confidential

The kitchen is the heart of the home, and giving it some love can transform your entire flat. Richard Davis from Remodelling Consultants LLC puts it bluntly: "It's probably the most important space to a potential buyer as well." Consider opening up the space, upgrading appliances, or giving your cabinets a facelift.

Health is Wealth

Who knew renovations could be good for your health? Caleb Anderson from Drake/Anderson suggests avoiding products with Red List chemicals. "Paint, for example, has a huge impact on our health," he notes. Consider air purifiers, water filtration systems, or better ventilation. Your body will thank you.

Curb Appeal Matters

Don't forget the outside! As Davis says, "It's the first impression we get when we see a house." Updating your siding, roof, or landscaping can make a world of difference. Eleni Vydra from James Hardie recommends low-maintenance materials that can stand up to your local weather.

Go Bold or Go Home

Sometimes, a little boldness goes a long way. Interior designer Kathleen Walsh suggests using textiles to create impact: "Patterns can be immersive in large doses or playful when varied and used liberally." Don't be afraid to make a statement!

Make It Uniquely Yours

The best renovations reflect your family's needs. Consider adding flex spaces for work or homework, or think about universal design principles that'll serve you now and in the future. As DiMartino wisely notes, "Homeowners should make the most of their home's potential, no matter how long they expect to live in it."

Wrapping it up: your flat your canvas

Renovating your flat isn't just about increasing its value (though that's a nice perk). It's about creating a space that truly feels like home.

Whether you're jazzing up your bathroom, creating the kitchen of your dreams, or just adding a bold splash of colour, remember: this is your space to design.

So go ahead, dream big. Your perfect flat is waiting to be uncovered, one renovation at a time. Who knows? You might just fall in love with your home all over again.
